Thinking of Selling in Sydney? 7 Things to Get Right Before You List

Selling a property involves more than choosing an agent and putting a sign out the front. Preparation, pricing, presentation and clear decisions can help you approach the process with greater confidence.

If you are considering selling your Sydney property, it is worth taking time to understand your options before launching a campaign. Every property and owner's circumstances are different, so a thoughtful plan should start with your objectives and the evidence available for your particular property.

Here are seven areas to consider before your property goes to market.

STEP 1

Understand your reason for selling

Start by identifying what you want the sale to achieve. You might be moving, downsizing, releasing equity, selling an investment or changing your property strategy. Your priorities will influence your timing, acceptable terms and next steps.

STEP 2

Research the property's likely market position

Look at comparable properties that have actually sold, not just advertised asking prices. Consider location, land size, condition, layout, parking, natural light and other features buyers may value. Recent comparable sales provide useful context, but they do not guarantee what your property will achieve.

STEP 3

Choose a pricing strategy carefully

Ask prospective agents to explain their suggested price range and the evidence behind it. Understand the difference between an asking price, an advertised price guide and a final sale price. Be cautious of choosing an agent solely because they suggest the highest figure.

STEP 4

Prepare the property for inspection

Focus first on cleanliness, decluttering, lighting, minor repairs and presentation. You may not need a major renovation. Ask which improvements are likely to make a meaningful difference to buyers and which expenses may be difficult to recover in the sale.

STEP 5

Compare agents on more than commission

Consider local experience, communication, negotiation skills, buyer reach and the proposed marketing plan. Ask who will handle inspections, how feedback will be reported and how offers will be assessed. Request a clear breakdown of fees, advertising costs and the terms of the agency agreement.

STEP 6

Understand the campaign and selling method

Discuss whether an auction, private treaty or another suitable method fits your property and circumstances. Clarify the campaign timetable, photography, advertising, open inspections, buyer follow-up and how you will receive updates. Make sure you understand the relevant legal requirements before committing.

STEP 7

Plan for offers, costs and your next move

Before the campaign begins, consider your preferred settlement timing, outstanding finance, likely selling expenses and plans after settlement. When offers arrive, compare the overall terms and the buyer's position, not just the headline amount. Get appropriate legal, conveyancing and financial advice where needed.

The right preparation starts with the right conversation

You do not need to have every decision finalised before seeking advice. A considered discussion about your property, objectives, comparable sales and potential next steps can help you understand what selling might involve.

At Kingsmen Property Group, the starting point is understanding the property and what matters to you, then discussing an approach suited to your circumstances.
